A stock investment can go to zero. I remember all too well when my wife lost her entire savings when she was heavy in one stock — perhaps you remember it? It was called MCI.
Bonds, while reliable, are far from fool-proof; consequently, the returns are low. Savings accounts — yikes — sub 1% returns.
CDs? Same. You might see up to 2% if you are lucky and shop around.
Investing in a single-family home — one asset, one tenant. A one- or two-month vacancy while you spend thousands to rehab it for the next tenant means all cash flow is gone for some time — maybe a year or longer.
